Privacy Policy

This policy describes what information Own With Will (William Kearney, a licensed real estate broker with Real Broker LLC) collects through ownwithwill.com and the associated client portal, and how it's used. It reflects what this site actually does — not a generic template.

Information we collect

We collect information in four ways:

• Information you give us directly — when you submit a form (asking about a listing, requesting a home value estimate, using the affordability calculator, contacting us, or signing up for the client portal), we collect what you provide: typically your name, email, phone number, and details relevant to that request (e.g., a property address, income and debt figures you enter into a calculator, or a message). The same applies when you send us your contact details through a lead form on another platform, such as a Facebook ad.
• Anonymous browsing activity — when you browse listings on this site without logging in, we set a single anonymous, random cookie (owv_visitor_id) in your browser to remember which listings you've viewed, for up to one year. This cookie contains no personal information and isn't linked to your identity — unless and until you submit a form on this site, at which point your browsing history from that cookie is linked to the contact record created from your submission. This lets us have a more informed conversation with you rather than starting from zero.
• Client portal / account data — if you're an invited client with a portal login, we use Supabase Authentication to manage your session, which sets its own session cookies. We store the property and value-history information visible on your portal account.
• Email opens — our newsletters and email series include a small, invisible image that tells us whether and when an email was opened. We use this only to understand which emails are useful and who may want to hear from us. It's approximate: some mail apps load images automatically, and if your mail app blocks images, no open is recorded.

How we use this information

We use the information above to:

• Respond to your inquiries and follow up on requests you've made.
• Provide the features you've asked for — search results, calculator results, your client portal, and saved-search match notifications.
• Keep records of our communications so we can serve you consistently over time.
• Send you emails we think you'll find useful, such as a monthly newsletter, a short weekly note, and follow-up series for buyers, sellers and past clients. Every one of these includes an unsubscribe link.

We do not sell your personal information, and we do not use it for third-party advertising. This site has no third-party analytics or ad-tracking scripts (no Google Analytics, no ad pixels). The only cookies in use are the ones described above, and the only tracking in our emails is the open-tracking image described above.

Some listing pages include video tours hosted on YouTube. These show only a preview image until you press play; once you do, the video loads from YouTube (using its reduced-cookie “privacy-enhanced” mode), and YouTube's own privacy policy applies to that video.

Who we share information with

We use a small number of service providers to run this site and don't share your information beyond what's needed for them to do their job:

• Supabase — our database, authentication, and file storage provider.
• Vercel — our web hosting provider.
• Resend — our email provider, for login and account emails as well as the newsletters and email series we send. Resend records email opens on our behalf.

Property listing data displayed on this site flows the other direction — it comes from the Spokane Association of REALTORS® via MLS Grid, and no visitor information is shared with them.

We may also disclose information if required by law or to protect our legal rights.

Your choices

• You can stop our newsletters and email series at any time with the unsubscribe link at the bottom of any of them, or by replying and asking. To stop open tracking without unsubscribing, turn off automatic image loading in your mail app.
• You can block or delete cookies in your browser settings at any time. This may affect some site behavior (like remembering listings you've viewed), but won't prevent you from browsing or searching.
• You can ask what information we hold about you, or ask us to delete your contact record, at any time by emailing William@ownwithwill.com. We'll honor reasonable requests, except where we're required to retain records for legal or regulatory reasons.

Data retention

We keep contact and communication records for as long as they're useful to our working relationship, or until you ask us to delete them.

Children's privacy

This site is not directed at children under 13, and we don't knowingly collect information from them.

Changes to this policy

If this policy changes, we'll update this page and the effective date above.
